In the modern construction industry projects often move at an accelerated pace. Due to material shortages and the necessity of fast-tracking projects, architects are frequently required to continue designing elements even as construction progresses. The number of review steps has also been reduced to keep up with tight timelines.
This situation creates a dynamic where multiple revisions to shop drawings are often necessary, leading to potential delays and the need for rapid adjustments. In the case of the First Serve New Mexico facility, where revisions to shop drawings were made in response to ongoing changes and requirements, we strove to deliver those changes as quickly as possible to keep our client on track with his submittal window,
Timeline of Events:
- May 6, 2024: Landmark Glazing Services submitted the initial shop drawings for the "First Serve" project to our client. They requested minor revisions before submitting them to the architect for review.
- May 7, 2024: Those changes were sent to the client before the start of their business day.
- May 10, 2024: Our client identified additional changes that needed to be made before the shop drawings could be submitted due to material availability and pricing issues. These included updates to the glass legend, labeling for door hardware, and adjustments to operable window extrusion dimensions.
- May 13, 2024: We sent the updated shop drawings with the requested revisions, including the necessary changes to the glass data (switching from Solar Ban 60 to Solar Ban 70) and updating the window details and elevations to be Kawneer 8225TL model. Later that day, our client confirmed that they received the revisions with an “Awesome, looks good!” and thanks for the quick turnaround.
Key Challenges:
- Rapid Revisions:
- The need for quick revisions to shop drawings in a fast-paced construction environment placed significant pressure on Landmark Glazing Services to respond promptly and accurately to all requests.
- Ongoing Design Changes
- The architect was still finalizing certain design elements, such as the door hardware, frame sizes, and frame quantities, even as the project moved forward. This necessitated additional revisions on June 10th, and July 22nd to ensure the shop drawings remained current and up-to-date to the addendums.
- Coordination Between Stakeholders
- Effective communication between Landmark Glazing Services, SSG, and the general contractor was crucial to ensuring that all revisions were accurately reflected in the shop drawings and that the project could proceed without delays.
Solutions and Actions Taken:
- Proactive Communication
We maintained open and prompt communication with our customer, ensuring that all revision requests were clearly understood and quickly implemented. This allowed for rapid updates to the shop drawings without compromising accuracy. - Flexible Response
Landmark Glazing Services demonstrated flexibility in handling the ongoing changes by quickly making the necessary revisions throughout the project. - Efficient Revision Process
By streamlining the revision process and working closely with our client, we ensured that all changes were implemented efficiently, allowing the project to continue moving forward despite the evolving design requirements.
Lessons Learned:
- Adaptability in Fast-Paced Environments: In a construction environment where timelines are tight, and design changes are ongoing, adaptability is key. Being able to quickly respond to revision requests is essential to keeping the project on track.
- Clear and Continuous Communication: Maintaining clear and continuous communication with all stakeholders helps to ensure that any necessary revisions are quickly identified and addressed, minimizing the risk of delays.
- Balancing Speed and Accuracy: While speed is crucial in fast-moving projects, it is equally important to ensure that revisions are made accurately to avoid further complications down the line.
This case study illustrates how Landmark Glazing Services successfully navigated the challenges of managing multiple revisions in a fast-paced construction project, ensuring that the project remained on schedule despite the evolving design requirements.
